Robert Kiyosaki said "teach to be rich..... because the best way to learn is to teach what you want to learn and the best way to get rich is to help others become rich". Well, I'm not sure I have enough time to post all that needs to be taught on how to get rich. But, I will share my life story in short with you. Ya see rich is not all about how much money you got in the bank and if you asked me......well I am flat broke!! But I am rich, healthy, wealthy and satisfied with life its self.

A lesson I once learned "Give a man a fish and you feed him for a day but teach a man how to fish and you feed him for life". You see this positive way of "give and you shall receive" motivates the behavior of giving and not taking. Success breads success, money makes more money and the wealthy know this. Follow the money! It is raining money everywhere, but you just need to be taught and learn where to put your bucket!

Let's take banks for instance they are in the business of moving money and they do it well. As a successful business entrepreneur you need to learn how the financial world works. Successful wealth is created by earning income, investing, sheltering income and paying taxes after expenses not before.

LIVING WITHIN YOUR MEANS

In today’s blog, I’ll be discussing money-saving strategies. Here are the ways you can spend your hard-earned money and still save enough to maintain the quality of your family’s life:

Live within your means.
Avoid being with “big spenders”.
Look for the best value.
Have a plan. A budget.
Build a savings account.

Let me explain these in a little more detail. First, learn to live within your means. I’m not even going to try to tell you where you have to cut spending. You should probably know that. But I am going to give you some strategies you can use that have worked for other people.

Second, don’t let others dictate your spending limits. You probably have friends who are “big spenders”…You know who they are and you what you do when you’re with them. When you go out with them, you know you may be spending too much just to keep up with their lifestyles. Just find another activity to share with them that’s not so costly. If necessary, take only a little cash and no credit cards when you go out with these folks. That way, you can’t overspend. Don't try to keep up with the "Jones's".

Third, if possible, always look for the best value. Shop around. It’s often possible to find high quality and low cost in the same product else where. Paying a high price is no guarantee that you have bought a quality product. Just remember that paying more for a higher quality product can save you more in the overall long-run. But don’t forget to do your homework before you buy high-ticket items of any kind no matter the market. Check other retailers for lower prices of same product.

And lastly, always have a plan. Much of your spending is by habit rather than by conscious decision. You need to really look at what you spend and where you spend it when you are deciding where to make your cuts. Get with the family and map out a budget. Start a saving account and build on it with each pay check. I suggest you put at least 10% if not more.

Also keep in mind as you go through these strategies and you follow-up on these strategies that they are general concepts and they may not apply to all of your particular needs. Your plan can be flexable and may require change later. We’ll take a closer look at the steps and methods involved in reaching these goals in our next several blogs on this topic.

THE LATTE FACTOR

I was in LAS VEGAS and watching hundreds of people loosing money has lead me to this post. Author David Bach coined the phrase "the latte factor". The Latte Factor® is a idea that for all that extra money we spend daily on non essentials such as candy, bottled water, doughnuts, soda, cigarettes, newspapers, and yes, lattes is going to make us millionaires. He coined the term to reference the inordinate amount of money people waste on a daily basis, and when saved could literally make you a millionaire. The Latte Factor® came out of observing a majority of Americans who live paycheck to paycheck, who are wasting their opportunity to become financially independent. Watching these gamblers describes to me how consumers fall into the trap of wasteful spending.

Your own Latte Factor— can be anything — daily lunches or dinners out, weekly manicures, even unneeded cable and Internet services, or excessive use of utilities. By trimming the “fat,” people can sock away money in more easily digestible chunks. You should decide a percentage of each pay check to save, say 10%. Bach first recognized the Latte Factor® when advising a woman who felt that she could not afford to save money. After doing a daily assessment of her spending habits, he determined that her Latte Factor® was costing her hundreds of dollars a year. Let's do your daily assessment!

Calculating the Latte Factor— is simple: $5 US Dollars (USD) per day, multiplied by seven days a week adds up to $35 USD. Multiply that weekly, which adds up to $150 USD per month (based on 30 days). That adds up to $1,855 USD per year, which, although a nice chunk of change, is relatively unimpressive. Now, if you invest that same $5 USD per day at an average 10% return, you will have saved $948,611 USD in 40 years. If you start in your twenties, by retirement, you will have a nice nest egg stashed away.

David Bach has built an empire on advising normal people and there is nothing complicated or fancy about his advice, just simple, doable steps that anyone can take to improve their financial outlook. He has authored several bestsellers including The Automatic Millionaire Homeowner, Start Late Finish Rich, Smart Women Finish Rich and Smart Couples Finish Rich. I encourage you to read some of his works!

Let us also look at what we waste in purchases of items we don't need or impulsively purchase. Do we need new, can we buy items used? What about recycling old unwanted items....have a garage sale, equals cash! Change your financial out look by planning. Plan for your savings and work your plan! The road to wealth is really in how you spend your earnings! What is your "Latte Factor"??

Blog Segment: Wealth Creation with out Debt

We just recently had our washer (approx 12 yrs old) go out. First I did some research on repairing it myself, saving $60 to $100 on a house call, and found it needed a belt. So, I spent $38 and a couple of hours to fix it.

But later it started acting up again and we decide to replace the machines rather than spending any more on an old machine. The question was should we buy a new set, used set or just a used washer.

First let's look at the new machines; prices from $400 to $1500 per unit depending on bells and whistles and manufacture. Well what is the best machine…..according to repairman and others we talked with Whirlpool and Kenmore came out on top. Now we started looking at used stuff and found as big a selection and price difference as the new.

We look at our budget and decided that a used unit around $400 would work. We finally decided on a Kenmore Oasis that was 3 yrs old and in near perfect condition for $425. We looked at the exact same new models and found them costing $1600 plus tax at our local appliance store.

In our creation of wealth without debt we saved $136 in sales tax (8.5%) $1175 on the cost of purchase and sold the old machines for $50 for a total savings of $1361. These monies still in the saving account at .5% APR is another $6.81.

Now what if we used a credit card at a modest 18% APR and carried it for 12 months…….that would be a grand total of over $300 in interest charges depending on schedule of payments, add to our cost of purchase would be a wopping $2036 for the machines……WOW!!!

SPRING CLEANING CAN BE A TREASURE HUNT

Wishing all happy Easter. May you find peace, happiness and abundance with His blessings. This is a time to reflect on our lives and families. Spring is upon us and summer is soon to follow. Springtime is usually the time to get rid of winter's dirt and dust and help make your house ready for the summer days of fun.

We can reflect in many ways with this idea. Start a new direction, a new business, open a savings account, clean out the garage, have a yard sale and get rid of what you don't want or use anymore.

Look at your families spiritual direction can you improve? It is not to late to start a new business for 2009 and get the tax benefits or open a saving, or IRA for 2008. With these economic times going out or doing things as a family maybe challenging. Have a yard sale. Get the family involved and have a "Treasure Hunt" you may find some unexpected treasures buried in drawers, lost in boxes in the garage or some loose money hanging around. Know Your Credit History and Score

In our last blog I told you I would show you ways to get your credit report and score without an impact on your credit report or score. Over 70 million Americans suffer from negative credit. Most of us realize too late that our entire lives revolve around our credit reports. Knowing your credit history early and working to maintain and improve it can improve the terms of your purchase or loan as well as your long term financial health.

What is a good score you ask? Very good score is 780 to 850. According to Fair Isaac the company that developed the first credit score, Americans fall into these credit score rankings:

Less than 500............2% of the population

500 to 599..................13%

600 to 699..................27%

700 to 749...................18%

750 to 799...................27%

800+ ....................13%

Your credit score is a number from 300 to 900. Do you know your credit history and you credit score? The lender needs to know how big a risk you present if your not paying them on time. There are three major credit bureaus:

Equifax http://www.equifax.com/

Experian http://www.experian.com/

TransUnion http://www.transunion.com/

You are entitled to a free copy of your credit report once a year from each of the bureaus. Go to http://www.freeannualcreditreport.com/ and follow the prompts. You will have to pay a small fee for your score but it is worth it. So if you have not done this in the past 12 months.......TAKE ACTION NOW........and do it today.

Now once we get your credit improved and your FICO score above 700 we can start building on your finances. With good credit you may be able to create a wealth stream that will allow you to reach that Millionaire status. That is our goal right? Remember wealth creation is a process not an event!

I do not want you to pull your credit or allow anyone else to because each time a creditor accesses your credit file an inquiry is placed in your file and to many can affect your score. In my next blog I will show you how to obtain your report without hurting your FICO score. Be sure to check back in a few days...............

"IMPROVE YOUR CREDIT SCORE"

Hey Folks lets shift gears a little......that's what my old mind does......but this is great! Want to get you started on that path to "Millionaire".

First things first, here are the things that negatively impact your credit score 1. Collections, Charge offs, Foreclosures, Tax Liens and/or Judgments 2. Delinquent accounts and late pay dates can account for 30% of your score 3. Any balance on a revolving credit account (revolving accounts are things like Credit cards, charge accounts) that have balances of 50% or more of the high credit limit 4. Inquiries Note: Medical collections do impact your score slightly but not very much. If the medical collection has been turned into a judgment, the judgment will impact your score a great deal.

I see many credit reports and the people with the highest score usually have 4-5 accounts. They have one or two that are installment loans, like a car or mortgage, and 2-3 that are revolving accounts that have low balances. In order to get a good score you need to have current good standing accounts. People who advise you to pay off all credit cards and never use them are COMPLETELY WRONG!! It’s always good to have a credit card with a small limit and keep the balance below 50% of that limit and pay it off every month.

Tips for cleaning up your credit report: 1. Pay all collections, charge offs, judgments (I would pay one off at a time instead of sending payments. Collections don’t show late dates and don’t show when your last payment was made. It’s not the balance on the collection that affects you, it is the collection its self 2. Get all credit card balances under 50% of the high credit limit (start with credit cards that are over limit). Close the ones you don’t use or don’t need. Do keep at least 1 or 2 cards open but keep the balances low and try to pay off each month 3. Call the credit bureaus to put in disputes on all accounts once they are paid. Some collectors will not report it “as paid in full”. Experian: 800-831-5614 Equifax: 800-685-1111 Trans Union: 800-916-8800.

Accounts will stay on your credit for 10 years as of the last date of activity. Make sure that ALL accounts are reporting right. All the accounts that are closed should show Account Closed and all balances should be correct. If they are not, contact the Bureaus above to correct. Inquiries affect the score slightly and will stay on for 2 years. Don’t just randomly apply for credit get selective about applying for credit at places you shop. The score model used to determine your scores is different for what credit you are applying . A mortgage score is the strictest and will always be lower than your consumer score. A consumer score is the score when you purchase unsecured credit. There is no report impact when you pull your own credit. A great site for free credit reports is www.freeannualcreditreport.com. You get one free credit report from each bureau a year. After that, I would use the Bureaus websites to pull and manage your credit. It’s usually cheaper than any other site.

"THE MILLIONAIRE MINDSET PART 2"

Many, many books have been written on this subject. Just visit your local bookstore and browse the financial section. Later in this post I will give you a list of some of my readings. This mindset idea is a tough nut to crack. Especially since we are kind of set in our ways. Well, since you asked, ....."how do I change and have this millionaire mind set"?

There are 2 basic elements to changing and getting into the right mindset. Attitude and drive, that is taking action now with a very positive attitude. Once you position your self and accept the affirmation that "I will accept and make change" then you're half way home. Attitude affects everything and with out a positive outlook it is hard to have the drive to accomplish our goals. Now, you must affirm (talk to your inner self.......no they won't think you're crazy). This is a technique used to convince your inner self that you will make it happen. Notice here that I use the word "will", yes it has to be positive absolute without doubt to succeed. Let's practice.....go get in front of a mirror and take your right eye and look into you left eye, now repeat after me "I am a multi-millionaire with money not yet deposited in my bank account" five times. Now just keep this going..........yes until you believe OK! This technique will work for any affirmation you want. Just make sure it is positive.....I will!!.......remember, no maybe.

Once you have your attitude in check and are driven by your motivation you need to reach out for the education. Robert Kiyosaki calls it "financial IQ" the higher your financial IQ the more money you will make. In his book "Teach to Be Rich" he states "If you have money but no financial education, the money is soon gone. If you have a strong financial education, you can make a lot of money.....more money than most people can dream of......even if you have no money at all". Your learning curve is going to be key to developing your "Millionaire Mindset". Wow! Where do I begin?.....well I started with the local Library. There is a wealth of books and information, book stores and boy..oh..boy the age of the "INTERNET". Now this brings me to a point in this post that I promised you and I am giving you my list of readings:

Repeat after me "today I AM a multi-millionaire with money not yet deposited in my bank account"! Now go write the check to yourself for one million dollars and hold it for a later deposit. Feel the fear? Do it any way....."no risk no goodies (rewards)".

Now the next step. Make a list of all the things you currently own. Take a sheet of paper and draw three columns.....#1. Items #2. Cost #3. Sell. List all your possessions under "items" putting along side the cost, what you paid, and what you think it will sell for. Ask yourself "can this generate income for me". Do you see what I mean? To get in the right mindset we need to start buying only things that generate income. Never ask "how much does it cost but how much will it make me".

Well now that you are on your way to thinking like a millionaire.....let's stoke up some FIRE!! I am referring to that burning desire inside your soul to change, live a life of achievement, more time with love ones, be free.....financially free, debt free! Start thinking in terms of what and where you want to be, stop looking back, keep your eyes on the prize and where you are going not where you have been! Hey what's stopping you.......oops! I know! I didn't give you that little "magic pill" as one of my mentors said, developing your millionaire mindset is simple but not as easy as taking a magic pill. It means change, making a plan, setting goals, and over coming your worst enemy.......FEAR!!!! Your own fear of failure and your fear of success! You have been told the word NO! so long you believe it. People will tell you "Johnny you can't do that......give up this crazy idea of being a millionaire"... shatter all your dreams! Did you know that the word NO! is negotiable? Yea it is.....just never give up.....my mentor told me just one more NO! please if I could just get one, I am 10% from achieving my goals. Realize that when you face problems you are almost there! Just wait "til you get that million dollar YES!!!!! Oh Yea!!!!
